#1 How do I arrange a viewing?
Call us and we’d love to have a chat. 07557 878 897. We can arrange to meet up and show you the house and room. We’ll find out a bit more about you, your interests and what you are looking for. We like to match housemates to make sure they’ll fit in and be happy in their new home.
#2 What’s included in the rent?
Our rent’s are all inclusive of electricity, gas, council tax, high speed broadband, weekly cleaner of communal areas, monthly clean of en-suites, TV Licence and a gardener (where ones needed). There is a small charge per cycle for washing machine and tumble drier to ensure fair usage.
This means you don’t have the hassle of organizing all these things and splitting the bills with your housemates. One payment means you know how much it will cost you.
#3 I really like the room, what do I do next?
Just let us know and pay the £50 Referencing and Administration Fee.
We’ll then stop showing the room to anyone else. Once you’ve completed the application form and screening information and we can finalise your moving in arrangements. We like to get this all done within a week of you securing the room.
#4 What are your charges?
Unlike many letting agents, we are straightforward with our fees, so you know exactly how much your move will cost. We charge a £50 Referencing and Administration Fee. When you leave you’ll pay a £50 Check Out fee – and that’s it, nothing else! There are no tenancy charges, inventory charges or any other hidden costs.
#5 What do I need to do to move in?
You’ll need to pay a deposit, which is equivalent to one months rent plus your first months rent. We’ll calculate this based on your move in date. Your deposit is then protected by the Government backed Deposit Protection System. Your security deposit is to cover any damages that may happen to your room.
#6 Tell me more about your tenancy agreement?
We use a six month Assured Short Tenancy agreement – we’ll send you a copy in advance so that you can look over it.
#7 What happens on move in day?
We’ll meet and go through all the paperwork, give you your keys and introduce you to any of your housemates who may be around. We’ll invite you to join our housemates group, so whether you know lots of people locally or not, you can expand your social network.
#8 You don’t have any rooms free, can we stay in touch?
Even if we don’t have any rooms free at the moment, get in touch and tell us about what you are looking for. Things can change with our housemates and if someone is moving on we’ll call everyone on our list before advertising the room.
#9 I don’t know the area, tell me more about Eastleigh?
There are lots of bars, restaurants, a cinema and bowling alley to help you relax after work. If you’re interested in keeping fit, check out Flemming Park with it’s gym, swimming pool and workout classes. The open spaces of the New Forest are great for walking, cycling or just lunch at a country pub. Housemates often head into nearby Southampton or Winchester for shopping or a night out.
Eastleigh has great communications with both the M3 and M27. There are two railway stations – the high speed service to London Waterloo takes just over an hour. It’s always been a railway town and there are services to Southampton, across the south coast, up to Winchester, Reading, Basingstoke, Oxford and Manchester. Southampton Airport is in Eastleigh making it really easy to fly off on holiday or for a weekend away.
#10 What amenities and services do your houses have?
All of our houses are designed to meet the needs of young professionals. They have been refurbished to a high standard and are kitted out with modern furniture. Kitchens are equipped with contemporary glass, china and cooking equipment plus there is a BBQ in the garden to enjoy in summer. There is 48” Smart TV in the communal area, high-speed wifi and CAT6 cabling throughout the house. Each bedroom has modern furniture with plenty of storage and an Ottoman bed with orthopedic mattresses.
We take our housemates safety very seriously and have thumbnail locks on doors, unobtrusive fire doors, smoke/heat alarms and emergency lighting.
In terms of services, we provide a weekly clean of communal areas, a monthly clean of en-suites and gardening too. We do regular maintenance checks on our houses and sort out problems as they arise.
